As of recently, I’ve begun staging homes for a real estate brokerage firm, and through that work I’ve been asked many thoughtful questions by agents, buyers, and sellers alike. My go-to staging advice is simple: edit first, then style. Decluttering and removing excess or oversized furniture helps rooms feel more open and functional. Maximizing natural light and sticking to light, neutral colors creates a calm and welcoming atmosphere.

From there, small finishing touches—such as fresh pillows, greenery, or crisp white towels—can add warmth without overwhelming the space. Buyers consistently respond to homes that feel clean, calm, and truly move-in ready.

Home Design & Staging Trends for 2026

Looking ahead, several design trends continue to resonate strongly with buyers:

  • Warm neutrals and soft earth tones like warm greige, clay, muted greens, and soft terracotta create inviting, timeless spaces.

  • Natural materials and layered textures, including wood, stone, linen, rattan, and boucle, add warmth and depth.

  • Comfortable minimalism remains popular—clean lines and fewer pieces that still feel cozy and livable.

  • Flexible, multi-use spaces are increasingly important, especially as hybrid work continues. Rooms that adapt easily from office to guest space or lounge to workout area are highly appealing.

  • Statement lighting plays a major role, with sculptural fixtures and layered lighting enhancing spaces without overpowering them.

  • Curated staging over cluttered decorating consistently performs better, helping buyers connect emotionally with the home.

  • Biophilic design, emphasizing plants, natural light, and indoor-outdoor connections, continues to grow as buyers seek healthier, more grounded environments.


Trends Worth Carrying Forward


The trends that truly last are those that make homes feel warm, functional, and timeless. Neutral palettes, layered lighting, natural materials, and flexible spaces continue to appeal to a wide range of buyers. Thoughtful, livable design and quality finishes almost always outperform overly trendy or highly personalized choices.



That said, if a homeowner is not planning to sell, there is absolutely room for personality. Adding color and texture that reflect personal style can make a home feel lived-in and loved. As long as the design is cohesive and flows naturally from room to room, individuality and layered details can be both beautiful and meaningful.
